Rare but Important Checkpoints to Consider Before Buying an Apartment

One of the biggest questions when planning a prudent investment in property, especially apartment is its location. Apartments in Jaipur, Delhi, Gurgaon, Noida and Ghaziabad in the NCR and its proximity are on the fuelling rise in terms of real-estate sales these days. If you are sure of the location and probably of the locality, here is a checklist of rare but important questions that you must seek the answers to before finalizing the apartment:
1: How does the place feel?

  • Does the outside noise easily reach to your ears?
  • Can you smell what the neighbours are having for lunch?
  • Are there any considerable odours arising from garbage lumps near the apartment?
  • Are there enough parking spaces for all vehicles within the safe apartment premises?

2: After the purchase of property, how will you be able to act?

  • Will it be the sole decision of the flat owner to make changes in the inside area of flat?
  • If you wish to alter some area outside your flat door, what is the area that you can reconstruct or modify?
  • Also will you have to seek permission for the same?

3: What is the level of builder’s commitment?

  • Is the builder genuine enough to produce the property land papers along with architectural plan passed by the Government offices?
  • Is the builder willing to compromise with the final payment until all construction work is completed and the apartment is handed over to you?
  • Does the building follow all fire and safety norms as set by the Government?

Analysing what’s in favour of or what’s against your list of requirements, you can reach to a final decision. Whether your apartment is in a well-yielding city like Delhi, Jaipur or Noida or in any other city, these questions will always lead to the pathway of profitable investment promising enhanced ROI.
